Our approach to architecture blends creativity and context.  We carefully consider our clients’ requirements, preferences and budgets as we develop designs for new buildings and renovations.

The scope of work varies from project to project.  Our activities might include feasibility studies, site selection, assessments, planning, schematic design, design development, and budgeting, to name a few, but one variable remains constant:  principal involvement throughout the project lifecycle.  Our principals supervise each project and work closely with the project team, making sure that our product and service are fully aligned with our clients’ expectations.

Interior Design

Every interior design project we undertake is carefully tailored to the requirements and preferences of our clients. Aesthetics are flexible and budgets vary widely, because each industry we serve has different practical needs. We program to specifics: A creative client is asking for an open studio that facilitates teamwork and innovation; a legal client is looking for an interior that allows for quiet privacy; a hedge fund is expanding its trading floor but wants to remain in the space during construction.

Taking a holistic approach, we view aesthetics and requirements through the lens of budget and schedule in our early meetings with clients. Because we plan systematically in the beginning, contractor fees are usually close to our projections and we can more easily convert ideas into action.

Consulting

We serve not only as design architects, architects of record or both, but also as consultants, master planners, and implementers working to add value and ensure ROI. We advise on product mixes and product types to maximize footprints to ensure the highest potential. As part of this process, we gather comparables, conduct site analyses -- including view corridors and zoning -- and provide net, gross and product-mix data based on an efficient use of space and systems.

In cases of stalled projects, we can help restart the process by providing peer review in the design, production or construction phases. We also offer strategic redesign; overseeing coordination of all trades enabling the product to be brought to market.

Landlord Services

Montroy DeMarco Architecture has been providing architectural services to building owners for more than 20 years. We understand owners' perspectives and are able to help them attract and keep tenants in an ever-changing marketplace. Depending on an owner's goals for their property, we can add rentable square footage, reduce costly mechanical inefficiencies, design pre-builts or built to suits and consult on C of O and landmarks issues. Along with providing traditional design services, we can act as part of the leasing team by providing marketing plans, presenting to prospective and existing tenants, and preparing and maintaining rental books.

In keeping with our philosophy that product and process are equally important, Montroy DeMarco Architecture places an emphasis on project management. Even when plans are finalized, our job is not over. We can monitor a project's progress, and also take care of post-construction management and project close-out.
